Airbnb Market Data: Property Types and their Prices in Florida
Airbnb hosts generally offer four types of accommodations: Entire Places, Private Rooms, Hotel Rooms, and Shared Rooms.
Our Airbnb market data analysis of the distribution of Airbnb stay types reveals that Entire Places are the most available accommodation type in Florida.
Private Rooms also have a significant presence in Florida, but not as much as Entire Places.
Overall, there is a wider variety of Entire Places available for rent than any other type of property. This could be because Florida is a popular tourist destination, and many tourists prefer to have their own space when they travel.
Shared Rooms (34) and Hotel Rooms (19) are the least common types of Airbnb stays available in Florida.
Hotel Rooms are the priciest Airbnb stay in Florida.
Entire Places, Private Rooms, and Shared Rooms following a decreasing order of average price is an expected trend as their privacy and amenities are in that order.
Comparing the two graphs reveals an interesting insight: even though there were only 19 Hotel Rooms, their average price was much higher than the others. Thus, it is possible to assume that these Hotel Rooms have high-end amenities or are in desirable locations.
Which Type of Airbnb Stay Does Florida Prefer
To get an idea of which Airbnb property type people in Florida prefer, we compared the number of reviews each property type received, because the more reviews, the more engagement.
Entire Places has received the most reviews in Florida, with 43,469 reviews. Private Rooms come second on the list, with 17,633 reviews.
Shared Rooms and Hotel Rooms received a significantly lower number of reviews, at 669 and 132.
Review count is an indication of customer engagement, and clearly, Entire Places are opted by more customers. A review analysis of these reviews would give a better understanding.
Analyzing Airbnb Price Trends and Discounts
Our analysis of the Airbnb market data in Florida reveals that Airbnb listings are concentrated in the lower to mid-range price points.
The most common price range for Airbnb listings in Florida is between $100 and $150 per night. There are 350 listings in this price range.
There are also a significant number of listings in the $50-$100 price ranges. There are 326 listings in this range.
There are far fewer listings in the $150-$200 and $250+ price ranges, with 126 and 56 listings, respectively.
Airbnb hosts offer discounts to attract guests, and hosts in Florida are no different.
Most properties in Florida are available with up to a 20% discount, according to our Airbnb market data analysis.
Fewer properties (72) are available for a 20-40% discount and a 40-60% discount (10).
The graph shows an expected trend. It is likely that more properties are available in a smaller discount range and fewer are available in larger discount ranges.
How Florida Rates its Airbnb Properties
Ratings are customers’ ways of communicating whether they liked a product or service. We analyzed the rating distribution of Airbnb properties in Florida, and here’s what we found.
The rating pattern of Airbnb properties in Florida exhibits an interesting trend.
Most properties (675) have received a 5-star rating, while 136 properties have received a 4-star rating. This indicates customer satisfaction.
Very few properties (5) have received a 3-star rating, and no properties have received a 1-star or 2-star rating. This adds to the customer satisfaction trend in Florida.
It is interesting to see that 161 Airbnb properties in Florida received no rating.
This could be attributed to a number of factors, these properties could be brand new to Airbnb and haven’t had any guests yet. Or, these listings might not be getting many bookings.
These properties might also have a high minimum stay requirement (e.g., a week or more), which would naturally take longer to accumulate reviews than other listings that allow shorter stays.
It will be worth exploring why the average price of Airbnb properties that received no ratings is higher than properties with ratings.
Among properties with ratings, 4-star rated properties have the highest average price, and 3 and 4-star rated properties have slightly lower average prices.
